Recommendation on villa rental agency/suggestions

I%26#39;m planning a family vacation near Disney for 12 adults in April. I%26#39;ve pretty well settled on a 6 bdrm villa with pool and spa in Emerald Island. It seems like a good combination of decent location, decent homes, decent price.

%26#39;ve never booked a villa before and I%26#39;m a bit nervous. The homes themselves seem fairly similar but for the furnishings and some details but there are a myriad of choices in terms of sites, rental agencies, individual owners etc. - I%26#39;ve heard stories of wonderful vacations and I%26#39;ve heard some horror stories too. The difference seems to be who you rent from.

So... any recommendations of rental agencies to prefer (or avoid!)? Any suggestions on some up front research or good questions to ask now to save pain and suffering later? I%26#39;d really appreciate learning from all your experiences!

they are owner/managers, couldn%26#39;t fault them and have villas in most of the Famosa Gdns area

We stayed in a 5 bdrm home in Windsor Hills last month and it was great. We booked thru Villadirect.com and no problems what so ever
